Lyndoch Recreation Park transforms with General Australia’s scalable, energy-efficient solution
The re-development of Lyndoch Recreation Park, also known as the Barossa Park Project, has delivered a future-ready, multi-purpose community space for one of South Australia’s fastest-growing tourism regions. The $45.7 million re-development supports both everyday local needs and high-profile events, such as the AFL Gather Round, and includes the implementation of General Australia’s (formerly Fujitsu General's) anywAiR iO® technology.
Background
Lyndoch Recreation Park is the only significant green space in its township and an anchor precinct for community sport and tourism in the Barossa Valley. It was selected for a major upgrade to meet state-level sporting and event infrastructure standards as part of the Barossa Council’s “Big Project” master plan, developed in partnership with the South Australian State Government. It now hosts new netball courts, a second oval, upgraded playgrounds and picnic facilities, and a landmark multi-purpose building featuring a 300-seat event space, club rooms, gym, change rooms, and commercial kitchen.
The re-development required a modern heating, ventilation, and air conditioning (HVAC) solution that could deliver efficient, flexible climate control in a high-use environment to support year-round usage and a diverse range of sporting and community events. The site had no existing building management system (BMS), and the HVAC solution needed to cater to a wide range of user groups without complexity, from volunteers to VIPs. The Barossa Council needed a solution that was energy-efficient, expandable, and could be delivered quickly as the completion deadline was immovable due to the AFL Gather Round in April 2025.
The Project
Barossa Council went to market and selected General Australia’s offering for its ability to meet technical specifications, tight delivery timeframes, and its advanced monitoring and control capabilities through anywAiR iO®.
The integrated anywAiR iO system enables facility managers to remotely monitor performance in real time, analyse energy consumption patterns, set automated schedules, and optimise operation—significantly reducing unnecessary energy use and operational costs. The system provides clear visibility into usage peaks and anomalies, such as cooling being left on during vacant periods, which helps clubs optimise how they use the facilities. This functionality is expected to support improved energy efficiency, lower electricity bills, and more accurate carbon reporting over time.

The Lyndoch Recreation Park site uses a cloud-based architecture, with room controllers and equipment-level interfaces feeding real-time data into the General Australia anywAiR iO® platform. All HVAC zones, set points, scheduling, and unit diagnostics are managed through a single, web-based dashboard. Operators can receive performance alerts and modify configurations remotely without needing to be on-site.
Zones have been grouped logically based on tenancy and type to support the diversity of use cases at the site. For example, the gym and commercial kitchen, which are categorised as high-demand, long-use spaces, can be managed separately from short-use event or clubroom spaces. Each zone includes temperature and occupancy sensors, and the system reverts to energy-saving mode automatically when areas are not in use.
Ben Clark said, “Council now has access to data visibility that shows exactly when a space is used, how long it’s being cooled or heated for, and whether that matches the schedule. That lets users optimise the site to reduce waste, manage power consumption more proactively, and begin laying the groundwork for emissions reporting, which will only become more important over time.”

anywAiR iO® is intuitive enough for local volunteers to manage the HVAC system without needing specialist support. The new system also opens the door for future upgrades, including CO² monitoring, water tank sensors, or solar and battery integration, all without requiring a full system retrofit. Ben Clark said, “That ease of use was critical. Everyone from local sports clubs and volunteers to external event managers access the building, and they need to be able to walk in, turn the system on, and get on with their day. The anywair iO solution means that everyday users don’t need a facilities background to get it right, and site managers don’t need to send someone out to fix mistakes frequently.”
Project Overview
General Australia worked closely with project partners including Built, Diverse Mechanical Solutions, and Lucid Consulting Engineers to deliver the project by April 2025 with rolling design and construction phases. The General Australia team’s flexibility throughout the project was critical, and requests for clarification or change were actioned quickly without slowing progress across other trades. This responsiveness, combined with the solution’s capability and cost alignment, made General Australia the right partner to meet project demands.
Expected Outcomes
General Australia’s anywAiR iO solution has already delivered value for Lyndoch Recreation Park. Facility managers have adjusted usage schedules based on early performance data, helping reduce unnecessary energy use and prepare for longer-term carbon tracking requirements. Clubs have reported strong satisfaction with the system’s performance, and management teams are already scaling their use of its data insights to educate users and refine scheduling.
Additional value has been delivered through simplified remote access and scheduled maintenance alerts. The system’s intuitive dashboard lets users customise alerts for temperature deviation, filter cleaning, or system faults, to prepare the site for large-scale events without unexpected downtime.
The reliability of General Australia’s delivery and customer service during construction has also laid the foundation for a lasting relationship beyond the solution’s performance. Lyndoch Recreation Park now has one of the most advanced BMS systems in the region in place, serving as a benchmark for similar future projects across the state.
